We're Nearly There

Good News Folks. although nothing official yet............The Vendor called Nathan today and informed him that his solicitor has managed to secure an indemnity policy and he's even willing to pay for it, we've yet to hear it from our Solicitor yet, but hopefully tomorrow.
The Vendor apparently plans to move out on Monday so it look like we should be stepping up to the oche anytime soon
I've started work on the website, just need to find a place to host it.

Oh When will it end?

Still no Joy, The Solicitor in Berwick is now on Holiday, I have spoken to our solicitor today who reaasures us and needs to have a conversation with the selling solicitor which he plans tomorrow.
We are now looking at an indemnity policy to protect us against losses as a result of the estate wanting the property back. I'm getting more and more confused by the day.
The vendor informs us that he is still working hard on future business for us, putting up new tourist signs and taking bookings. he also says the cottage next door is up for sale, about 18 months too early for us. we had considered if it came up, buying it and moving in there and converting the owners accomodation into more letting rooms. we don't know how much its going for but, its still too early!.
I've been handling all the calls today since Nathan is away on Family Business, he's back tomorrow so he can take over again

Bouncing Of The Walls

Harrumph, The Solicitor holding the Covenant, The one in Berwick having a baby! They've only gone and lost the Covenant haven't they, and waited 2 weeks to tell us, and only then when the vendor chases it up?
2 options now, perhaps the Estate has a copy, sure hope so. Or perhaps we can ask the Estate for a new one. I assume it need some kind of affidavit or notorised statement or somesuch. Another week nearly gone and still no nearer to completion date.
I've said it once and I'll say it again................Harrumph!!!

Money, Money, Money!!!

We need to set up some simple accounts package. Irene has spent much of today, starting our accounts package. As a start we've chosen Microsoft Money, for 2 reasons, 1/. Irene is conversant with it having used it for our personal accounts. 2/. Its dramatically cheaper than many others, we may have to change at some point down the road, but its a start for now

To Protect Us......

After discussions, we've decided that until this purchase is complete, certain details will be blanked out, "names have been changed to protect the innocence" kind of idea!, once we have some completion then we'll discuss this blog with named persons and list their names, we'll also produce and "Acknowledgements" page which will conclude stage 1, we'll then be on to stage 2. Insurance

Nate's been working on Insurance Packages, the Full Suite of commercial policies, you know the stuff, Public Liability, Employers Liability etc, someone had recommended AXA, so he called them direct. £4k they wanted...do what??, now we happen to know that the vendor only paid around £1,300, with guess who........AXA, via a broker.
AXA Direct claim that The Vendor can't have declared his deep fat fryers!! according to broker, it doesn't matter a damn, their comparable price?.....£1,450.......Sold to the man with the enquiring mind

She's Having a Baby; But We need our files!

After a bit of solicitor chit chat it transpires that this covenant had expired, we simply need confirmation of this, this confirmation was sitting in the archives of the vendors previous solicitor in Berwick Upon Tweed, ah simple, they send a copy to respective solicitors and we exchange contracts. You’d think so wouldn’t you, apparently not that simple, the Solicitor dealing with this is on partial Maternity Leave, only working a few days a week, and its in archive, in another office somewhere. We suspect they are stalling as this is not chargeable and as of today. Wednesday 7th February we still do not have it….we are all climbing the walls, the tension is thick…watch this space!!

Carry On Jeeves

Agreements were made and hands were shook. We were back on course. Our tentative exchange date of January 10th was looming, we were never going to make it. It came and went. New date agreed, exchange 30th January, complete on 6th February…looking good……oh oh, New Problem!!! Argghh!
It seems the land on which the Blue Bell Sits was previously part of the Pallinsburn Estate, a large Northumbrian Landowner, and The estate had first option on the property, thus we had to get their confirmation that they didn’t want it!.....What if they did??

We suggested that the Vendors Son tender his resignation and the building was incorporated into the Business without him!.
